One of our properties we had fed over to OS exchanged this week and completed yesterday, so we marked it sold on the system. However the fee charged hadnt merged and I went to add it, BUT we couldnt EDIT was 'greyed' out so it appears once market sold we cant change anything.....can this be changed…

Having to click into each one to see the description can be frustrating on cases with numerous deductions it would make more sense to be able to see that immediately when see the deductions as a list.
The current view there is no need to see the cost of the deduction 3 times in seperate fields and also the status history could just be moved to the drop down, there isn't really a need to see this straight away, the description would be a more important field to have.

Hi Glyn, I know better searching has been mentioned before, but I'm increasingly finding it harder to locate a specific property, as the search results only give the address, please see attached search result from Expert Agent, it provides a front picture, advertised rent amount, landlord name etc.
I'm finding im wasting so much time selecting the wrong property, this morning we had a feed error, all i had to go by was the first line of the address and the rent amount, we have 12 flats in that building, and it took me 6+ wrong selections to find the culprit. Can we try to add some more information on search results? and filter those results first by ADVERTISED, sales properties always seem to way down the search results too behind 10+ expired tenancies. A ranking/relevance system would be great. On the market first whether sales or lettings, the latest tenancy, with a picture for a visual clue and landlord name and price like EA would be great.
a bit of a ramble but hopefully you get my point. Also search by mobile no... I know its been requested before but this would be very valuable to us.

Sales properties are being matched on number of bedrooms skipping the minimum price criteria. A buyer looking for 4 beds at £500k is not interested int he 4 bed at £200k and it looks to the buyer that the agent has not listened to their requirements

Please could 'Tenancy Service type' column be added to the Certificates report.

Report showing last rent increase date
It would be helpful to have a report that shows the date when all properties had a last rent increase. Appreciate there is a report showing the advertised rent and the actual rent now, but this does not give a date of the increase.

Lost Characters
When saving text fields, sometimes special characters are disappearing. For example, if a closing inspection entry includes bullet points, when reopened the bullets have disappeared. When saving text fields, sometimes special characters are disappearing. For example, if a closing inspection entry includes bullet points, when reopened the bullets have disappeared. If then edited and saved, the characters seem to be retained. It's useful to have bullets in these fields to aid clarity.
Similarly, some characters in inventory comment fields being converted to the character code e.g. " becomes " and has to be edited.
This has only started happening recently.

We'd find it very useful to be able to add in tags to template file names so when the documents are created it renames the files for download. We send out a per-tenant payment schedule for example from signable as part of their tenancy package. The process would be that after downloading the payment schedule we would have to open up explorer, rename the file with the tenants name, ready for re-upload against the tenancy. There should be no reason that we can't rename the files - upload the filename as "Payment Schedule for [[Tenant.Forename]] [[Tenant.Surname]].docx" for example. Obviously agentOS would have to do some filtering to ensure there are no file system issues (eg a / in the filename) but this would be very useful.
Adding an option for UK and overseas addresses for landlords
Some of our landlords live overseas but we also require their UK correspondence address to record on tenancy agreements. It would be good to have a designated place on agentOS to log both addresses, for example another option for 'Addresses' to be 'Overseas' or 'Correspondence'.

Edit document names once uploaded to Saved Documents
Being able to edit a document's name once it's been uploaded to Saved Documents would be helpful. For example, if we upload a document named IMG05205 we can re-name it to a relevant item.

Landlord Instruction Letter
Whenever we sign a tenancy the system seems to automatically generate a landlord instruction letter in the postbag.
It would be good to find a way to stop these letters automatically generating so we don't have to wade through lots of un-necessary landlord instruction letters in the post bag.

This is urgent now. We really need to have some decent templates. The ones on the system are terrible. I have had someone who is good at IT to try and make good, but even they can't make a purse out of this pigs's ear!

If a viewing is marked as CANCELLED, add the note cancelled to the feedback section
On the appointment tab, when I am looking at a property to see the feedback from recent viewings, some are left blank (if marked as cancelled the viewer doesn't have any feedback to leave) - if cancelled button is pressed can this automatically put a note in the feedback box to say cancelled

Could there be a feature added to the certificates page to chase a certificate? (e.g. by sending a chase letter to the postbag to then be authorised). This will speed up the process of getting any certificates that Landlords complete without manually drafting emails.

Add the ability to create a 'payment schedule' on tenant's account for things other than rent.
In addition to the payment schedule for rent, it would be helpful to create a similar 'schedule' for regular payments like utility bills. This would make a certain amount due on the tenant's account where you could select the recipient of the funds (British Gas 'contractor' for example).

It would be useful to be able to set the date a float change comes into effect, and avoiding having to set reminders to carry out an action (it will interrupt the workflow on certain tasks).

When adding multiple date specific auto charges you can't see the date when the charges are to be applied. If one needs to be cancelled, you have to cancel them all and re-do the whole lot.

Please replace the terminology of certificate 'overdue' to certificate 'due at' or something of the like. The current format suggests that certificates are overdue by a number of days when the figure actually indicates how long until the certificate is due.

Allow a report to show rent chase for a specific date in the past
It has been requested to view a report that would allow you to see rent arrears historically (ideally date specific). Using the Rent Chase report doesn't work on this occasion as it will only generate results for tenants who are owing rent currently.

Ability to add .docx files as templates for extension proposals to send out for signing, the same as Tenancy Agreements.

Have to fix it so that when actions are taking they update timely.

At present the checklists cannot be re-ordered without re-building them, we need flexibility on this to add or remove items from the list without having to re-build each time. Each time we need to make a change this needs to be completed across all service levels. A numbering system could work?
