Certificates due date
Please replace the terminology of certificate 'overdue' to certificate 'due at' or something of the like. The current format suggests that certificates are overdue by a number of days when the figure actually indicates how long until the certificate is due.

You have the option to send an email directly from a maintenance job, however whilst it records against the tenant/landlord/tenancy notes it does not show in the maintenance job notes itself which is incredibly time consuming and frustrating.

As it means that we have to constantly switch between screens to locate important info and if looking at tenancy notes wade through other unrelated info to gain a full picture of what has happened and who has been informed for the job itself.
If an email is sent from within the maintenance could it be recorded in the job notes it would give an instant full picture on one screen.

If we want to expand our business to include more blocks the current set up is not catered for this.

Having the ability to skip portal advertising for certain properties
Having a check box or similar to allow properties to not be uploaded to portals and websites, but that can still be matched. This allows for "off market" listings to still be processed as normal on the system, without being publicly available, especially since POA no longer allowed.

Allow a report to show rent chase for a specific date in the past
It has been requested to view a report that would allow you to see rent arrears historically (ideally date specific). Using the Rent Chase report doesn't work on this occasion as it will only generate results for tenants who are owing rent currently.

Have to fix it so that when actions are taking they update timely.

When writing emails on OS I have lost work due to the timeout function. If you receive a call etc and you get called away from OS it is so frustrating that you loose work and that a draft cannot be saved before timeout.

When paying our landlords as part of a monthly payment run, we generate the list of those landlords due to be paid by using the 'pay people in credit' function in 'bank accounts'.
However, this does not allow us to see, at a glance, which landlords have a zero balance.

When paying our landlords as part of a monthly payment run, we generate the list of those landlords due to be paid by using the 'pay people in credit' function in 'bank accounts'.
However, this does not allow us to see, at a glance, which landlords have a zero balance.
Landlords can have a zero balance be for various reasons; empty properties, properties with 'supplier pending payments' due for maintenance on a property with no rental income that month or maintenance deductions in a property which have exceeded the monthly rental income.
Currently our accounts department will download a list of all our landlords using the 'Active Landlords List' and compare that list side-by-side with the 'pay people in credit’ list each month, pulling out those who do not appear on the people in credit list. They then go to each account to see why they are not in credit.
It has become a time consuming process but it is essential for us to know which landlords are not likely to get a payment in any given month (so we can make them aware they will not be paid) or those landlords who are in debit and could potentially be due to pay us for an invoice we have received that the rental income does not cover.
Our request would be for an option to download a list of the current account balances of all active landlords; whether they be in credit, debit or zero balance on any given date.

At present the checklists cannot be re-ordered without re-building them, we need flexibility on this to add or remove items from the list without having to re-build each time. Each time we need to make a change this needs to be completed across all service levels. A numbering system could work?

It may be beneficial to have a landlords outstanding deductions report. So that you can run a report when you have requested funds from a landlord for an invoice. The deduction can be made and sit in pending till funds are received.

I know that you now have a payment app for Standing Orders and one off payments but can you look at creating a direct debit function too (similar to Sturents)?
The problem we have is that we collect rent termly (students) and we find that monthly direct debits just don't work properly.

Create a copy of a Landlord record to assist with keeping accounts separate
If a large landlord has multiple properties, they may wish to keep all accounts separate by having separate versions of the LL on the system. It would be great if we could have a single button 'create a copy' where the Flat number/address could be added next to the name.

I'm finding im wasting so much time selecting the wrong property, this morning we had a feed error, all i had to go by was the first line of the address and the rent amount, we have 12 flats in that building, and it took me 6+ wrong selections to find the culprit. Can we try to add some more information on search results? and filter those results first by ADVERTISED, sales properties always seem to way down the search results too behind 10+ expired tenancies. A ranking/relevance system would be great. On the market first whether sales or lettings, the latest tenancy, with a picture for a visual clue and landlord name and price like EA would be great.
a bit of a ramble but hopefully you get my point. Also search by mobile no... I know its been requested before but this would be very valuable to us.

When using the address finder, it is not picking up many addresses. Also you have to practically fill in the complete address manually yourself. Are you able to change the tool so that it takes info from royal mail, rather than land registry and can autofill from just entering a postcode.

can you creat a report that shows properties withdrawn from the market at advertised stage?
We can track properties that are being brought on to managment and then not being let due to the landlord withdrawing it - this can helps with the sales team bonus structure.

When adding a date specific auto charge, the drop down for person type always defaults to "split between tenants". Have this defaulted to "landlord" - the same as when adding a regular auto charge.
