The problem we have is that we collect rent termly (students) and we find that monthly direct debits just don't work properly.

No facility to email from Post bag. When it comes to Section 21's for example; we have around 500 to send. To physically have to download all of them and then upload just so we can add additional info is very time consuming. There is no reason why legally section 21's cannot be sent via email. The letters produce their term time address and most students have also moved out hence why we don't want to post them and to be sustainable. Also, posting to student's term time address just ends up in a pile with junkmail in their hallway so more likely never to be read and we can't provide evidence either that we send the letters unless each letter is sent via special delivery which would be very expensive.

Please could look at reconciling contractor payments into a single transaction when a landlord invoice/statement is run. Currently, we are seeing multiple transactions for the same maintenance deduction even though the whole amount is there. I understand the need to have these transactions separated in the backend but if/when a new landlord invoice/statement is created it would be a lot nicer to have all the transactions combined into a single line in the invoice. We are currently having to manually edit each statement to tidy things up as we have a lot of international landlords and struggle with the language barrier and think they are being charged multiple times for the same job. Hope this makes sense. Let me know if you need any further clarification.
