its hard when you have to go into and out of emails every time and then if you cannot deal with immediately you have to come back to it. using a flag you would allow us to know that this has some special purpose and we dont need to keep opening it.

We were told in no uncertain terms by the Rent Smart Wales audit team as well as the Propertymark CMP team that we are not allowed to place money earned from sales fees into the client account as it breaches CMP rules. Please can you separate sales and lettings fees as a matter of urgency.

A callback function to automatically record what the call was about would be useful - you could be left with a dialogue box to make notes once you've connected the call, so you can record the call.
The alternative is what we have to use right now: look at the number, try to copy it down onto a piece of paper (or into a new tab/notepad, open up the software phone, type in the number, connect, then open up agentos then find where to record a call, record it.
Online login redirects to letmc not landlord portal confusing
Getting heaps of these emails and wasting so much time on them. Would help if the redirect went to the right portal or at least a none signup page.

Allow uploading of Invoices etc to Landlord directly and to Print with invoice
This would negate the need for 1000s of maintenance jobs and make the system a lot more streamlined. You can already upload a document but you cannot add to invoice print or attach to a property from here.
It would mean the accounting is away clogging maintenance up.

Include Saluation in search parameters
We use the Saluation for the name we call people and the firstname for what is merged to the AST. However it creates confusion when you call a landlord jim or tom and there name is actually James or Thomas.

Property Visits
Can you not move on a property visit automatically if it's not carried out? This is causing all sorts of problems and is a flaw in the system allowing the visit to move on a further 6 months even if you've not done it on the date expected?

Add a mirror section called Finance which works in the same way as Maintenance Jobs but its where you do maintenance.

So have a system where we dont have to add duplicates of the same landlords. I current have an 18 property landlord, a 12 property landlord and a number of 5+ landlords who require this and are all talking of finding another agent if we cannot provide. So the only way to appease them is to duplicate which creates havoc for our staff.

It would be useful to see which landlord is associated with any maintenance job which is raised rather than going through the property and checking.

99.9% of the time I want to click on an invoice or statement and view the PDF in the browser, not download a copy to my downloads directory. Clicking on an invoice or statement always downloads it to my downloads directory and I don't know of an easy way to override this. Again this is really annoying because it means every time I want to view "Statement dated 07/07/21" I have to download another copy to my downloads directory and then open it and then manually delete it from my downloads directory, instead of just viewing it in the browser like an email attachment or web page.

For the geeky, they appear to have done this in the CSS stye sheet where they've added "-webkit-user-select: none; user-select: none;", but I'm not sure why.

This caused a massive issue with a buyer who assumed we had offered the property he was under offer with to a competitor. this was in fact the system sending out the property details to a matching buyer as it has re-advertised the property. It should not always be assumed the property is to go back on the market when an offer is rejected.

As it is a legal requirement in Wales for both the landlord and rental property to be registered with Rent Smart Wales, we have set up RSW certificates for each property so that we can get reminded when they are coming up for renewal. What would be really useful is if we were able to mark the RSW certificate object we have created as mandatory, much like the gas certs, for every property in Wales. This would stop us signing tenancies for properties for unregistered landlords and/or properties.

When adding solicitors or contractors the formatting seems to be off and the company name never seems to pull through - instead you either get the first line of address or nothing, meaning the formatting is all off?
