Please can you separate sales and lettings fees as a matter of urgency.

Allow uploading of Invoices etc to Landlord directly and to Print with invoice
This would negate the need for 1000s of maintenance jobs and make the system a lot more streamlined. You can already upload a document but you cannot add to invoice print or attach to a property from here.
It would mean the accounting is away clogging maintenance up.

Include Saluation in search parameters
We use the Saluation for the name we call people and the firstname for what is merged to the AST. However it creates confusion when you call a landlord jim or tom and there name is actually James or Thomas.

Individual Property Statements rather than combined Landlord Statements.

Most systems support CALLTL or TEL links to enable you to call via VOIP or skype. A callback function to automatically record what the call was about would be useful - you could be left with a dialogue box to make notes once you've connected the call, so you can record the call.
The alternative is what we have to use right now: look at the number, try to copy it down onto a piece of paper (or into a new tab/notepad, open up the software phone, type in the number, connect, then open up agentos then find where to record a call, record it.

Can you not move on a property visit automatically if it's not carried out? This is causing all sorts of problems and is a flaw in the system allowing the visit to move on a further 6 months even if you've not done it on the date expected?

Solicitors move around from practice to practise and the system needs to be able to keep details of the current company they work for as well as any previous companies in order to retain the accurate history. At present, from what I can see, a solicitor can be linked to a business via contacts, but when they move somewhere else you have no choice but to overwrite their address (thereby erasing history) with the new business/address. I know you could create a new solicitor record for the solicitor, but that will cause huge confusion having 2 records for the same person. Please tell me I'm wrong! Otherwise, please allow us to create multiple contacts for a solicitor along with effective and ineffective dates so we can correctly identify the current practice they work at.
Longer Login Time (min 4 hrs) & Allow 2FA on a 30days validity.

Add Landlord name to maintenance job
It would be useful to see which landlord is associated with any maintenance job which is raised rather than going through the property and checking.

They system doesnt allow landlords to separate their properties. All income goes into one pot and bills are paid whichever was first put on irrespective of due date. This can leave some bills unpaid and others that were not as important unpaid.

So have a system where we dont have to add duplicates of the same landlords. I current have an 18 property landlord, a 12 property landlord and a number of 5+ landlords who require this and are all talking of finding another agent if we cannot provide. So the only way to appease them is to duplicate which creates havoc for our staff.

99.9% of the time I want to click on an invoice or statement and view the PDF in the browser, not download a copy to my downloads directory. Clicking on an invoice or statement always downloads it to my downloads directory and I don't know of an easy way to override this. Again this is really annoying because it means every time I want to view "Statement dated 07/07/21" I have to download another copy to my downloads directory and then open it and then manually delete it from my downloads directory, instead of just viewing it in the browser like an email attachment or web page.
Be able to set add Contractor Name to Dedcutions to NO
We dont want to have click NO for every invoice we add to the system so the contractor doesn't appear in the invoicing.

I cannot help but feel that the AgentPA is an afterthought and yet it should be such a pinnacle part of the software. As the software lacks automation the only way we can really ensure thing happen is with follow ups.

For the geeky, they appear to have done this in the CSS stye sheet where they've added "-webkit-user-select: none; user-select: none;", but I'm not sure why.

For something done on a repeated basis that's a lot of repeated effort and time that could be saved.

The search bar could be more efficient in the way that results are ordered.

For example, if I search a prop- or lan- reference number, it shows results for partial hits first, e.g. a search for lan-1234 will show an arbitrary landlord with 1234 in their address or whatever, with the exact lan-1234 hit being much further down the results.
Another example is when searching tenancies, the most useful hit is obviously going to be the current, most recent and future tenancy. However often I find that the order displayed is most recent ended tenancy, then old tenancies, with current/new tenancy being well down the list.
Making the order a bit more 'intelligent' with improvements that are obvious to the human eye would make search a lot more efficient to use.

We have had several issues with properties that have had offers fall through, but withdrawn. It is not possible to withdraw the offer without the property first being advertised. This caused a massive issue with a buyer who assumed we had offered the property he was under offer with to a competitor. this was in fact the system sending out the property details to a matching buyer as it has re-advertised the property. It should not always be assumed the property is to go back on the market when an offer is rejected.
