Set Up Rent Schedule - Rent Increases
When adding a new schedule if one already exists (for a rent increase say) When you put a new start date in it should auto the end date of the old one to the day before.
Otherwise you have to delete it andf reenter as you cant even edit it.

Can contractor commission caps be included in the software
Can there be a way where we can input what the cap is on our contractor commission so that we don't overcharge on big invoices. Currently we have to keep a log of all big payments over the cap and then refund contractors any overpayment.

If the system could stop the overpayment this would save us having to constantly refund on bigger jobs, it would help contractors because the often get confused with being over charged and then having refunds made to them so having to explain this to them also takes more time.

Changing/adding a fee once property marketed SOLD
One of our properties we had fed over to OS exchanged this week and completed yesterday, so we marked it sold on the system. However the fee charged hadnt merged and I went to add it, BUT we couldnt EDIT was 'greyed' out so it appears once market sold we cant change anything.....can this be changed…

From what I can see of the Tenant List, it's easily the most useful report for us when generating lists of tenants with regards to the fields and information that it includes within the report.

From what I can see of the Tenant List, it's easily the most useful report for us when generating lists of tenants with regards to the fields and information that it includes within the report.
However, the one BIG issue with this list is that you can't just export ALL tenants. You have to perfectly match the Tenant Type and Contact Type before generating the list. This is proving a big issue for us because if you, for example, have tenants that are filling in the application form wrong by using incorrect Tenant Types (i.e. Employed, Student, etc) or have different Contacts (i.e. Guarantor, Next of Kin, etc), then not all the tenants that should be showing up in the report results are showing up on the list.
While I can see the use for needing to filter down the tenant and contact types, I really feel this list would benefit from having the option to Show All for both Tenant Type and Contact Type to ensure that we can see All Tenants if we need to.
We can always apply manual Sort filters in the exported report in Excel.

Add the ability to set an annual /monthly cost per landlord for the Non-Resident Annual Return if the landlord is set as NRL. This could be global or per service type, however, I think it is best to charge on a "Per landlord" basis, therefore, Global makes the most sense to me.

Landlord portfolio arrears list
I have a few landlords that have over 100 properties. I need a landlord porfolio report that shows only that specific landlords rent arrears. Or just add the landlord to the existing rent arrears report so it can be played with. ASt the moment it onlys shows the tenants details which isnt enough.

Search for Contractors by type
Ability to search /filter contractors by type so that when you are looking for an electrician, plumber etc it brings all the contractors in that type up. At the moment you have to remember the specific name, company name etc of the contractor in order to brig up their details

There does not seem to be a report at the moment for target exchange dates so that we can see the predicted exchanges / £. Until a report can be set up we have seen a way of using the proposed completion as a target exchange and actual completion as the target completion temporarily.

When we advertise a sales property I would like to have certain information about us and our services appearing at the end of every advert. It would be good if we were able to programme set information to appear in the description box so that we don't have to add it every time

Template Property Certificates for Service Type

As emails come in from a tenant they are automatically saved to the first tenant record they find with the matching email. When you create a new let for the tenant, a new tenant record is created, you code here add the email and remove the email from the first record to stop to auto recording of emails to notes.
