adjust trading day times in the diary
On a smaller laptop screen (14" here) I would like to see my whole days (and negs) diary on the screen without scrolling up and down all the time, I would remove 7:00am-8:30am and then 7pm to 9:30pm to optimize the "business day" onto one visual screen.

Is it possible for the contacts tag to be merged with the rest of the information when adding 'people' to the system.

Many of my landlords have trouble setting up/logging into the portal.

The whole process seems really jumbled and not easy to monitor from our point of view.
It needs to be simplified in some way. Would welcome a discussion on this.
Short Term Let Tickbox
When sending an applicant a property list it sends properties with all options regardless of tenancy length. Could we add an option below the 'room in property' slider, see picture attached, for 'short term only' so it filters out longer term properties?

• Recognise the number on received messages; manually checking who it could be is very time-consuming. Ideally it would identify which instruction it relates to, and link to that property's notes.
• More than 3 access numbers, as currently the access message wouldn't be sent to all tenants in a big HMO, for example, which annoys the occupiers.
• 'Text a tenancy' style Action for the advertised instruction, but for the access numbers, so that we can easily text all access numbers if we want to send anything other than the standard access notification.

Further to my conversation today with Holly in the support team, I explained the issues we are having with the interim inspection reports and have been asked to send an email over with requests.
Once the interim inspection report has been completed, under Actions, there is only the option to send to Postbag. We do not post anything these days so would prefer to email the report which I know you can do with the Landlord from the postbag but we have our own email template (editable as required) for both Tenant and Landlord so ideally would like just the Report as a pdf that we can attach.
If possible – under actions – could there not be an option to generate just the actual interim inspection report as a pdf that we can save to our computers and then attach to the email templates?
If not, and it has to go to the postbag, is there any way to remove the covering letters so that we can go into the postbag and save just the inspection report? Currently we have to try and save just page two to eliminate the cover letter which makes the whole process quite tedious.

At the end of the week if the number of Added not instructed is not 5 this may be untrue to the number of jobs that had been instructed. Can we have a changes to job status report like there is for changes to tenancies?

In this example of searching for a house it returns:
1) House (bonus points for coming first).

3) Tenancy that ended 6 years ago

In this example of searching for a house it returns:
1) House (bonus points for coming first).
2) Tenancy that ended 4 years ago
3) Tenancy that ended 6 years ago

5) Current tenancy!
6) Tenancy that ended last year.
If I do "email xx road" then it presents me with:
1) Tenancy that ended a yar ago
2) Tenancy that ended 3 years ago
3) Tenancy that ended 5 years ago
4) Tenancy that ended 6 years ago
5) Tenancy that ended 7 years ago.
In this case I have to scroll to item 8 to get the most recent tenancy. Under what circumstances are we more likely to email a tenancy from 9 years ago (item 7) than the most recent one which is towards the bottom of the list.
Can the search results be ordered more sensibly.
Item 1 should be (one house search) the house. Item 2 the most recent tenancy and onwards like that going back logically.

When using the address finder, it is not picking up many addresses. Also you have to practically fill in the complete address manually yourself. Are you able to change the tool so that it takes info from royal mail, rather than land registry and can autofill from just entering a postcode.

For something done on a repeated basis that's a lot of repeated effort and time that could be saved.

I would use simon.topple+contractor@mydomain.com for example, which is a perfectly valid email address.
Could you look at changing your validation rules to allow this. + signs are perfectly valid within RFC822 (providing the mail host accepts them) and their exclusion via web page validation shouldn't really happen.
(as a side effect, I don't want emails addressed to me as a contractor to be attached to my landlord account!).

There has been a major drop off of cash payments especially during the current pandemic. Card payments are used far more than cash. To have it as the default will speed up the process and eliminate errors caused by using the wrong 'Tab'

Currently you can add extensive notes of phone calls etc which would include paragraphs (necessity and rightly grammarically so) however once note is saved they completely disappear making it one long mess/jumble of words. Thereby making what could be a lengthy conversation almost unreadable for anyone else to quickly indentify an issue they require as well as yourself if you have to revert back.
Currently to enable this to be clearer the only solution is to save each paragraph as a separate note, which is not a long term suitable solution.
As a result staff may and have ommitted to bother reading notes as too time consuming which causes even further problems down the line.
Surely this could easily be rectified?

A way to report on contractor certificate dates
I have just found out that there is no where you can go to, to report on contractors dates for example when their gas safe certificate runs out, their public liability insurance, Electric certifications, this is very important as we have no idea when these things run out?

This will help anyone using the API to automate their business. We wish to access tenants of Let Agreed Tenancies so that we can automate part of our Tenant onboarding and referencing process. Without being able to access tenant records until the tenancy is signed, we effectively cannot automate anything to do with new tenancies (e.g. automate when to send them onboarding emails, reminders to pay the deposit, reminders to sign the tenancy agreement, etc.).
I know to most people the above isn't important because they don't use the API - however, as people start to use Zapier they will want access to the Let Agreed tenants as well, so this will benefit more people then.
Bulk Maintenance Preferences
Would be very useful to have maintenance preference for a landlord that would show on all their properties. This would prevent having to set up the same preference on 50 properties for the same landlord with a specific spend limit or preferred contractor.

For instance, Rent Chase report, allow to update status from within that report rather than having to click the tenant, click edit, click rent chase, click drop down account status, choose status, click save, go back to rent chase report.
