It was something that we used to be able to do on Classic and I miss it!

I just came across a tenancy for which I would like to save a comment/note in the tenancy that will show up on the tenancy report I use for upcoming renewals (in this case the tenant always comes in in person and signs by hand; in other cases we might wanna add that rent should be increased/decreased, we don’t want to offer a renewal etc). I use the “tenancies no end date reports” for renewals and it would be a very useful function to add.

Also it would be helpful if we had the ability to add a note onto the checklist without having to complete the task. If we have several notes to add, it can become time consuming to complete the task and then incomplete the tasks just so that it shows still outstanding.

On the new system it looks like we need to go into each tenant account and select 'Print Agreement' keeping 'DD/STO Form' ticked to generate the STO form per tenant.

If the system could stop the overpayment this would save us having to constantly refund on bigger jobs, it would help contractors because the often get confused with being over charged and then having refunds made to them so having to explain this to them also takes more time.

When paying our landlords as part of a monthly payment run, we generate the list of those landlords due to be paid by using the 'pay people in credit' function in 'bank accounts'.

When paying our landlords as part of a monthly payment run, we generate the list of those landlords due to be paid by using the 'pay people in credit' function in 'bank accounts'.
However, this does not allow us to see, at a glance, which landlords have a zero balance.
Landlords can have a zero balance be for various reasons; empty properties, properties with 'supplier pending payments' due for maintenance on a property with no rental income that month or maintenance deductions in a property which have exceeded the monthly rental income.
Currently our accounts department will download a list of all our landlords using the 'Active Landlords List' and compare that list side-by-side with the 'pay people in credit’ list each month, pulling out those who do not appear on the people in credit list. They then go to each account to see why they are not in credit.
It has become a time consuming process but it is essential for us to know which landlords are not likely to get a payment in any given month (so we can make them aware they will not be paid) or those landlords who are in debit and could potentially be due to pay us for an invoice we have received that the rental income does not cover.
Our request would be for an option to download a list of the current account balances of all active landlords; whether they be in credit, debit or zero balance on any given date.

My recommendation would be for the following to be automated:
- Property details sent to Goodlord from AgentOS (address, current owner/s details, property certificates)
- Advertised Tenancy Information sent from AgentOS to Goodlord (asking price, available date, acceptable tenant types, bond amount, bond scheme, etc.)
- Tenant information (and documents) and final tenancy information received back from Goodlord once tenancy is completed using the goodlord system and saved to the correct places on AgentOS
- Signed Documents received back from Goodlord (AST, How to Rent Guide, Certificates) and saved to AgentOS against the Tenancy.

This would save a lot of time and reduce so much double entry and remove human error.

When ordering photos unless we have named each one it is very long winded ordering photos by either listing codes or constantly shuffling, could we have a visual thumbnail screen, drag and drop all into an order and save to complete? when you have 20+ photos its harder to see the wood for the trees.

If we have to write deposit deductions in to the closing inspection tab simply to ensure they get pulled through to the letter we would end up duplicating a lot of work. Please could you therefore look in to giving us the option to merge 'deposit deductions' in to these letters?
