Currently, the diary allows you to drag an appointment into someone else's diary, however when you refresh the page, it has gone back into the original persons diary!! This should work just like any other diary!!

Bulk actions for maintenance jobs
I believe this has been requested before, but, the ability to change the status of maintenance jobs or to archive/close in bulk would be a massive time saver, instead of having to do them all individually.

The search bar could be more efficient in the way that results are ordered.
For example, if I search a prop- or lan- reference number, it shows results for partial hits first, e.g. a search for lan-1234 will show an arbitrary landlord with 1234 in their address or whatever, with the exact lan-1234 …

For example, if I search a prop- or lan- reference number, it shows results for partial hits first, e.g. a search for lan-1234 will show an arbitrary landlord with 1234 in their address or whatever, with the exact lan-1234 hit being much further down the results.
Another example is when searching tenancies, the most useful hit is obviously going to be the current, most recent and future tenancy. However often I find that the order displayed is most recent ended tenancy, then old tenancies, with current/new tenancy being well down the list.
Making the order a bit more 'intelligent' with improvements that are obvious to the human eye would make search a lot more efficient to use.

When writing emails on OS I have lost work due to the timeout function. If you receive a call etc and you get called away from OS it is so frustrating that you loose work and that a draft cannot be saved before timeout.

Amending the End date after the date has passed
Would be useful to have the freedom to amend the tenancy end date at whatever stage. Noting it somewhere else first would be duplicating work and it makes sense to have the end date in the allocated tenancy end date space, rather than another note.

As it means that we have to constantly switch between screens to locate important info and if looking at tenancy notes wade through other unrelated info to gain a full picture of what has happened and who has been informed for the job itself.
If an email is sent from within the maintenance could it be recorded in the job notes it would give an instant full picture on one screen.

Once the certificate and invoice comes in from the contractor, I normally go through the following steps:

Open property – find the maintenance job – actions – property maintenance deduction – select “Maintenance deduction for” – key in contractor invoice number and date – Select “Carried out at” and key in invoice description and select property maintenance deduction to save and close.

Since many of our clients want to be sent a copy of their safety certs (and the certs section doesn’t allow documents to be “Included in invoice print”), it is necessary to upload a copy of the cert to the maintenance job.

Next, I go to certificates and add the certificate, retire the old and archive it

select a range of certificates to be done, be able to select have the option to select one contractor and then to create and issue all jobs in a single email.

This is harder / more unclear for the contractors to see and differentiate between which job is where in the house etc.
Is there any way to make it print in the same format (ie in a list) in which it is typed? If not yet, is this something that the development team can look into

Tenant Swap Keys
When completing a tenant swap and starting a new tenancy, agentOS will not let you close the previous tenancy until you have booked in all of the tenant keys and then re-booked them out.
This is frustrating when 4/5 tenants are still the same.

Certificates due page would be better if it showed that the job request had been sent to a contractor.

If we want to expand our business to include more blocks the current set up is not catered for this.

This would require tracking dates for custom maintenance filters too, for example, the date that a job moved from "actioned" to "completed awaiting invoice" (Which is a stage we use when we know the job is done but we have not had the invoice yet)
The current maintenance export is very large and doesn't quite allow you to get to the basics of overall productivity in the month, so where you started and ended, due to the fact that you do not know when a job moved into a "custom phase".

Currently there is no option to ad additional staff to joint appointments, meetings, blocked diaries. For an example an office meeting, we have to manually add it in each diary, very cumbersome. Can we add additional staff members to appointment type, wouldnt a tick box for staff be quicker and easier than a drop down where you need to delete yourself first before adding the correct person, also multiple schedules for repeat appointments. Say we book every day out between 3-5 for a phone out for eternity, rather than adding every single day.

Having recently started using Agent OS I am receiving a fair amount of feedback from my Landlords about the length of the monthly statement they recieve. We have many houses with tenants that pay rent by room and in a 4 to 8 bed house this generates too many lines of information for rent collected …
Having recently started using Agent OS I am receiving a fair amount of feedback from my Landlords about the length of the monthly statement they recieve. We have many houses with tenants that pay rent by room and in a 4 to 8 bed house this generates too many lines of information for rent collected from each tenant and managment fees deducted from each rent payment. Our Landlords are asking for their statements in summary format - so total rent collected (one line) and total managment fees deducted (one line).
Other adhoc expenditure such as maintenance deductions still need to give detail regarding the job but not part deductions for payment only the total deduction to clear the iinvoice.
The statement document could be half or a third of the length compared to the current landlord statement. The option to create a Summary or Detail Landlord Statement will improve my customers experience and for many save a lot of paper.
Automatic Calculation of Bond
It would be amazing if the bond could be automatically calculated at 5 weeks rent when setting up a instruction based on the advertised rent.

• Make them more visible. On V3 the preferences were always visible below the job info after clicking through to a particular job, and I think when adding the job. Now they are in a completely different place, which means they are often forgotten and then someone has to grovel to the landlords...
• Option to show preferences on job sheet. Often there's no need for this and it may include more confidential info, but sometimes it would be useful. For example we have a landlord who always wants invoices sent directly to his PA, or there's a tenant who always wants us to tell contractors not to let the cat out; rather than remember to put this info on the job every time, this could be transferred to the job sheet automatically. There could be a tick box for each preference entry to include it on job sheets.
